Guests pick their dates, you confirm. No commission.

Bookings directly on your website, with a live calendar and automatic price calculation. No commission to a portal or to us, and your guests’ contact details stay with you.

How a booking works

Four steps from choosing dates to confirmation

  1. 1

    Guests see free dates

The availability calendar is right on your website. Days taken by your own bookings and by portal bookings show up straight away.

  2. 2

    The price works itself out

Based on the dates: seasons, weekday prices, minimum stay and holiday exceptions, exactly as you set them in your price list.

  3. 3

    The request comes to you

The booking arrives by email as a request and waits for your confirmation. Only then is it entered in the calendar, so you stay in control.

  4. 4

    The guest gets a confirmation

Once you confirm, the guest receives an email and the dates are blocked automatically on your connected portals too, with a delay that depends on each portal.

Included in the website

A booking system for your property: everything a booking needs

This is not a cut-down version. The booking system is the core of the website and is included in the price, from €249.

  • Live availability calendar

Guests see free dates instantly, without writing to you and waiting for a reply.

  • Your price list, your way

Seasons, weekday prices, minimum stay, holiday exceptions.

  • Emails to guests and to you

You receive the request by email, the guest gets a confirmation. Sending is included.

  • Spam protection

The form is protected so that you don’t receive fake requests.

  • Sync with booking portals

Booking.com, megaubytovanie.sk, hauzi.sk and others via iCal, both ways.

  • Several units on one website

Each unit has its own page and calendar, and the home page compares them.

  • Admin without a developer

Overview of bookings, manual date blocking, editing texts, prices and photos.

  • Two-factor sign-in

You sign in to the admin with a password and a code from your phone.

Why your own system

Every direct booking is entirely yours

Portals take a commission on every booking, with Booking.com typically 15% or more. On your own website there is no commission. In this example, a website from €249 pays for itself after just 7 nights booked directly instead of through a portal.

An example, not your figures
40 nights a year via a portal at €250
€10,000
Portal commission at 15%
−€1,500
The same nights via your website
€0 commission

Questions

Questions about bookings

What is a booking system for holiday rentals?

The part of a website where guests choose free dates in an availability calendar, see the price straight away and send a booking request. With SFERIN the booking system sits on your own website, you confirm each request and you pay no commission on bookings.

Is a booking added to the calendar automatically?

Not immediately. A booking from your website arrives as a request and is entered in the calendar only after you confirm it. Until you do, the dates are not blocked on the portals.

How is the price of a stay calculated?

From the price list you set up: seasons, weekday prices, minimum stay and holiday exceptions. The guest sees the price for the chosen dates before sending the request.

Can guests pay a deposit when they book?

Deposit and balance calculation is on the way and will be added for all clients at no extra charge. One-click confirmation with an advance invoice and a QR code for payment is being prepared as a paid add-on.

Who owns the guests’ contact details?

You do. Contacts from direct bookings are yours, so you can invite a guest back next season directly, without a portal.

Does it work for several apartments or chalets?

Yes. A website for several units has a shared home page with a comparison, and each unit has its own page and its own calendar.
