Short-term rental register: a checklist before you register

From 1 January 2027, anyone offering short-term accommodation in Slovakia through online platforms must enter their unit in a register and obtain a registration number. Existing hosts have until 28 February 2027. If you offer your property only on your own website, you don’t need to register.

Who and by when

The obligation applies to hosts who offer accommodation through platforms

The law defines a short-term rental as renting out accommodation for less than one year (§ 1(2)). The host must enter the details in the register before first providing services through an online platform (§ 5(1)). Accommodation in a unit without a valid registration number may not be offered through online platforms (§ 5(2)).

Transitional provision (§ 14): hosts who offer accommodation through online platforms by 31 December 2026 must register the unit by 28 February 2027. Until then, the obligations and fines under § 5, 10 and 11 do not apply to them.

If you offer accommodation only on your own website, without online platforms, you don’t have to register. Hotels (NACE 55.1), hostels and campsites are not a “unit” within the meaning of the law.

If the ministry finds a listing without a registration number, it orders the platform to remove it (§ 5(3)). The register is run by the Slovak Ministry of Tourism and Sport (Ministerstvo cestovného ruchu a športu SR).

About the unit

  • address (region, district, municipality, street, building and street number)
  • title deed number (list vlastníctva), cadastral area, land parcel number
  • flat number and floor, if it is in a residential building
  • type of unit and whether it is all or part of the host’s home, or used for another purpose
  • maximum number of beds and maximum number of guests
  • start date and, for a fixed period, end date of offering it through platforms

About the host

  • individual: name, permanent address, tax ID (DIČ), phone, email
  • sole trader: business name, place of business, company ID (IČO), tax ID (DIČ), phone, email
  • company: name, registered office, IČO, DIČ, email, statutory body

Only the address, type of unit, period of service and registration number will be publicly visible (§ 3(3)).

How to register

The process in five steps

    Prepare the details of your unit

    The address, title deed number, cadastral area and land parcel number, for a flat its number and floor, the type of unit, the maximum number of beds and guests, and the period during which you offer it.

  2. 2

    Prepare your identification details

    Individual: name, permanent address, tax ID (DIČ), phone and email. Sole trader or company: business name or company name, registered office or place of business, company ID (IČO), DIČ and email.

  3. 3

    Fill in the register’s online form

    Registration is done online through the register’s e-service form, which you authorise (for example with a Slovak eID card with a chip). An individual can also register in person at an office of the Slovak Ministry of Tourism and Sport.

    Get your registration number

    The register generates a unique registration number for each unit. Without a valid number, the unit may not be offered through online platforms.

  5. 5

    Keep the details up to date

    Record any change within 30 days. When you stop renting out the unit permanently, remove it from the register within 30 days.

Offences include failing to register a unit, failing to record a change or removal within 30 days, offering a unit without a valid registration number, and providing accommodation while the registration number is suspended.

When does the registration obligation start?

Act No. 133/2026 Coll. (zákon č. 133/2026 Z. z.) takes effect on 1 January 2027. A new host must register the unit before first providing accommodation through an online platform. Anyone already offering accommodation through online platforms by 31 December 2026 has until 28 February 2027 to register.

Does it apply to me if I only have my own website?

No. Under § 5(1), the obligation to register is tied to offering accommodation through online short-term rental platforms, such as booking portals. If you offer accommodation only on your own website, you don’t have to register. If you also list it on a portal, you need to register.

Does it apply to hotels, hostels and campsites?

No. Hotels (NACE 55.1), hostels and campsites are not a “unit” under the law, which takes its definition from EU Regulation 2024/1028. The register is meant for chalets, cottages, apartments, flats, rooms and similar accommodation offered through platforms.

How much does registration cost?

Nothing. Under § 5(10), entering, changing and removing details in the register is free of charge.

Which details will be public?

The register is publicly available on the ministry’s website, showing the unit’s address, type of unit, period of service and registration number. Other details, including the host’s personal data, are not public.

What are the fines?

For an individual, a fine of €100 to €1,000, and up to double the upper limit for a repeat offence. For a sole trader or company, €1,000 to €3,000, also up to double for a repeat offence. For a platform, €3,000 to €30,000.

Who has access to the data in the register?

Besides the host, for example the authority that administers the accommodation tax (the municipality), the Financial Administration, the Police, the Statistical Office of the Slovak Republic and other bodies listed in § 7 of the Act.
