Set up for your municipality
Every municipality has its own rules. The system respects them.
The Act on Local Taxes leaves the rate, reporting period and exemptions to each municipality (obec). That is why the rate, monthly or quarterly reporting and the age limit for child exemptions are set separately for each property.

From 1 January 2027
Short-term rental register
Anyone offering accommodation through online platforms must enter their unit in the register and will receive a registration number. Existing hosts have until 28 February 2027. You enter the registration number in SFERIN once and the website displays it automatically.

Questions about guest registration
What details do guests fill in?
The basic details for the guest register (kniha ubytovaných). For a foreign guest, the fields required by the Slovak Ministry of the Interior’s foreigner’s stay report form also appear, such as nationality, passport number, visa and purpose of the trip. Slovak guests don’t see them.
Does the system send the foreign guest reports to the police?
Not automatically. The Slovak Ministry of the Interior has an online service, „Zápis do knihy ubytovaných“ (entry in the guest register), which accepts an XML file import. We can export your foreign guest records from SFERIN as an XML file, but you submit it yourself through the ministry’s service.
How does it help with the tourist tax?
For the chosen month or quarter it adds up guests accommodated, overnight stays, exempt guests and stays, taxable overnight stays and the tax at your municipality’s rate. You download the result as CSV and copy it into the report for the municipality.
Does it work for every municipality?
We set the rate, the reporting period (monthly or quarterly) and the age limit for child exemptions according to your municipality’s local bylaw (VZN). Exemptions that can’t be derived from the data (for example a holder of a ŤZP severe disability card) you mark manually for that person.
Where is guests’ personal data stored?
On our server in the EU. Personal data is encrypted, and you sign in to the admin with two-factor authentication.
What is a unit registration number?
A number assigned from 1 January 2027 by the short-term rental register under Act No. 133/2026 Coll. (zákon č. 133/2026 Z. z.). Once you receive it, you enter it in the admin and it appears in your website’s footer and in the structured data for search engines.
